Designing tasks and tasks that precede design:

For the success of the whole project and investment, a good analysis of the possibility of construction of the building in a specific location, the high-quality valorisation of the Investor's terms of reference and above all the quality and mutual communication with the Investor in all phases of "creation" of the project and the preparation of design documentation are of crucial importance. Activities and design related tasks are listed below:

  • Planning and analysis of construction and investment opportunities.
  • Urban analysis of locations, verification of the investor's Terms of reference, creation of the program drawings.
  • Creation of preliminary urban and architectural designs.
  • Creation of architectural preliminary, main, and detailed designs
  • Creation of construction designs; installation designs and landscape designs.
  • Creation of interior design projects.
  • The service of the Chief designer's function in creating the project documentation.
  • Creating of a bill of quantities.
  • Creating 3D visualizations of projects and creating photomontages.
  • Cooperation in obtaining location permits, building permits, special conditions and certifications of competent public authorities.
  • Creation of subdivision plans.

Tasks of professional supervision of construction:

Professional supervision of construction is carried out in accordance with the Building Act and the accompanying regulations. Implementation of expert supervision consists of a series of activities ensuring construction in accordance with the building permit and the main and detailed design. Along with the legally prescribed activities through professional supervision, we also carry out all additional actions necessary to inform the investor, optimize and monitor the costs of construction, depending on the agreement with the investor:

  • Introducing contractors into the work.
  • Monitoring the Contractors' performance of their contractual obligations and informing the Client on its possible breaches.
  • Monitoring the progress of the performance of works from a technical and financial aspect with regular weekly written reports to the Client on the status of the performed works with regard to the contracted quantities, prices, quality, and deadlines, as well as the operational issues with the proposal of taking appropriate measures.
  • Supervision of the quality of performed works, incorporated materials and equipment, with continuous control of all quality evidence obtained by the Contractor.
  • Control of execution of the time schedule, interventions and obtaining evidence in case of deviation from the plan.
  • Control of the adequacy of available building site / contractor resources.
  • Control of measuring performed work, calculation of unforeseen and additional works, and signing the construction book and diary.
  • Collaboration in preparing the technical inspection of the building.
  • Control of the completed calculation and implementation of the handover of works, including preparation of required records.

Project management activities:

Adequate and high-quality preparation is a basic precondition for the implementation of the construction project in an optimal way. By involving the construction Project manager at an early stage of the project, it is possible to prepare the terms of reference according to actual conditions, technical limitations, financial aspect, and deadlines. The terms of reference that are designed in detail according to the wishes of the investor and realistic possibilities significantly shorten the deadlines for planning and obtaining licenses. Also, the bidding documentation for construction is created in accordance with the final cost projections, avoiding multiple corrections of the bill of quantities and project documentation. Knowledge of the market of construction contractors and materials ensures the inclusion of the highest-quality bidders in construction tenders. During construction, all participants (designers, supervising engineers and contractors) are coordinated to ensure full contribution to the project of all participants and their joint activities. A list of activities that the Project Manager performs is listed below:

  • Creation of terms of reference in cooperation with the investor.
  • Implementation of activities of creating project documentation (implementation of a design tender, drafting of a Design contract, coordination of different professions in the project team)
  • Coordination of activities related to obtaining construction permits.
  • Communication with public authorities and utility companies about the installation of infrastructure connections.
  • Preparation of tender documentation for construction, collection of bids, proposal of contractor selection, cooperation in the creation of Construction agreement.
  • Report of the construction site to the competent authorities on behalf of the investor.
  • Project management during construction: control of the dynamic construction plan and its monitoring, conducting construction coordination, advising investors about possible disputes with individual construction participants.
  • Financial monitoring of the construction process.
  • Coordination of fault elimination activities.
  • Organizing the handover of the structure.
